Eastham Real Estate Snapshot - July 1st

Here is the July 1st, 2020, snapshot of the Eastham real estate market (single family homes). We had only 12 sales for June, Up 5 from May and down 5 from June 2019.  Inventory levels are seriously down from this time last year. Looking forward will be difficult until we see light at the end of this Coronavirus tunnel, but we've seen considerable buying action the last few weeks. .Although the Buyers have arrived, the Sellers have been holding back, causing an inventory shortage, which will likely result in fewer sales going forward. We'll see.  .

Eastham Real Estate Snapshot - June 1st

Here is the June 1st, 2020, snapshot of the Eastham real estate market (single family homes). We had only 7 sales for May, Up 4 from April and down 7 from May 2019.  Inventory levels are up modestly from last month, but down dramatically from this time last year. The last 10 weeks have wreaked havoc on our market. Looking forward will be difficult until we see light at the end of this Coronavirus tunnel. Expect these down results to continue for at least another 2-3 more months, even assuming we come out of this by July. That said, I've observed an up-tick in Buyer traffic. The shortage, now, is in listings.

Here is the May 1st, 2020, snapshot of the Eastham real estate market (single family homes). We had only 3 sales for April, Down 9 from March and down 4 from April 2019.  Inventory levels are down modestly from last month, but down dramatically from this time last year. The last 6 weeks have wreaked havoc on our market. Looking forward will be difficult until we see light at the end of this tunnel. Expect these down results to continue for at least 2-3 more months, even assuming we come out of this by June.

My April 1st Eastham Real Estate Snapshot

Here is the April 1st, 2020, snapshot of the Eastham real estate market (single family homes). We had 11 sales for March, up 6 from February. February is normally our slowest month. Inventory levels are down modestly from last month (and last year at this time). What a difference a month makes. Any comparisons to last year (or any other year) will not be for guidance as to how 2020 will go. COVID-19 took care of that!  Let's hope (and pray) that the economy recovers quickly once the 'all clear' is sounded.  The March results may be the last 'normal' month for a while.

My January 1st, 2020, Eastham Market Snapshot

Here is the January 1st, 2020,  snapshot of the Eastham real estate market (single family homes). We had 11 sales for December, down 5 from November, an OK December. Year-end, full-year sales were down about 1.3% from last year.  Inventory levels have entered the winter 'slump', at 52 (down 6). As the winter begins, the number of active Buyers slows dramatically, as you'd expect.

My December 1st Eastham Real Estate Snapshot

Here is the December 1st, 2019, snapshot of the Eastham real estate market (single family homes). We had 16 sales for November, down 10 from October. This is a bit below most Novembers, but remember that October was very robust. This brings the total year-to-date sales number to 136, compared to 130 a year ago.  Inventory levels have started their descent to their mid-winter lows.   

Thanksgiving has come and gone. The 'winter buying season'' has begun. Winter buyers bring their checkbook. Enjoy the holidays!   (Click on table to enlarge it for easier reading).

My November 1st Eastham Real Estate Snapshot

Here is the November 1st, 2019, snapshot of the Eastham real estate market (single family homes). We had 26 sales for October, up from 11 in September. That is the highest single-month total since I've been keeping records, in 2003. This brings the total year-to-date sales number to 120, compared to 108 a year ago.  Inventory levels continue to be good, but with a somewhat 'natural' fall fall-off.

October 1st Eastham Real Estate Snapshot

Here is the October 1st, 2019, snapshot of the Eastham real estate market (single family homes). We had 11 sales for September, the same as in August, and the same as last September, bringing the year-to-date sales number to 94, just 1 ahead of 2018.  Inventory levels continue to be good, but both the average and median prices for the listed homes continue to be way up compared with what's actually selling.

We had 11 sales for August, up 1 from July, and down 1 from last August, bringing the year-to-date sales number to 83, just 1 ahead of 2018.  Inventory levels continue to be good, but both the average and median prices for the listed homes continue to be way up compared with what's actually selling.

Here is the August 1st, 2019, snapshot of the Eastham real estate market (single family homes). We had 10 sales for July, down 7 from June, and up 2 from last July, bringing the year-to-date sales number to 72, just 2 ahead of 2018.  Inventory levels continue to be good, but both the average and median prices for the listed homes continue to be way out of line with what's actually selling. Ugh!

July 1st Eastham Real Estate Market Snapshot

Here is the July 1st, 2019, snapshot of the Eastham real estate market (single family homes). We had 17 sales for June, up 3 from May, and up 1 from last June, bringing the year-to-date sales number to 62, even with 2018.  Inventory levels continue to improve, but both the average and median prices for the listed homes continue to be out of line with what's actually selling. Ugh!

Eastham Market Snapshot - 6/1/2019

Here is the June 1st, 2019, snapshot of the Eastham real estate market (single family homes). We had 11 sales for May, up 4 from April, down a few from last May, bringing the year-to-date sales number to 42, down 9% from last year. Last year started slow also, but picked up mid-summer. The dreadful weather had to have played a part in this year's slower start (let's hope!). Inventory levels are starting to improve, but both the average and median prices for the listed homes are out of line with what's actually selling. Ugh! 

Summer is right around the corner. What we really need is better weather. The good news is that we know it's coming. (Click on table to enlarge it for easier reading).

Eastham Market Snapshot - May 1st

Here is the May 1st, 2019, snapshot of the Eastham real estate market (single family homes). We had 6 sales for April, down 4 from March, right on track for an April, and bringing the year-to-date sales number to exactly where we were last year.  Inventory levels are staying about the same and still providing a fair number of nice homes at most price points. Eastham Market Snapshot - April 1st, 2019

Here is the April 1st, 2019, snapshot of the Eastham real estate market (single family homes). We had 10 sales for March, up 4 from February, a bit high for a March, but bringing the year-to-date sales number right in line with last year.  Inventory levels are improving nicely, providing a fair number of nice homes at most price points. Eastham Real Estate Snapshot - 3/1/19

Here is the March 1st, 2019, snapshot of the Eastham real estate market (single family homes). We had 5 sales for February, down 3 from January, but actually about normal for a February. February of 2018 (last year) we had only 2 sales. Inventory levels are in our winter 'slump', at 59 (up 3 from February 1st). As the winter drags on we'll see fewer Buyers.  But once snow is gone (really gone) they will pick up considerably. Let's hope! (Click on table to enlarge it for easier reading).

Eastham Real Estate - February 1st Snapshot

Here is the February 1st, 2019,  snapshot of the Eastham real estate market (single family homes). We had 7 sales for January, down 12 from December, but actually about normal for a January. January of 2018 (last year) was 18 sales. Inventory levels are in our winter 'slump', at 56 (up 1 from January 1st). Eastham Market Snapshot - January 1, 2019

Here is the January 1st, 2019,  snapshot of the Eastham real estate market (single family homes). We had 19 sales for December, down 1 from November, but still a robust month. Year-to-date sales are now up, about 7.2% from last year.  Inventory levels have entered the winter 'slump', at 55 (down 12).
