Eastham Market Snapshot - December 1st, 2018

Here is the December 1st snapshot of the Eastham real estate market (single family homes). We had 20 sales for November, up 5 from October. Year-to-date sales are now up, about 5% from last year.  Inventory levels are starting to enter the winter 'slump', at 67 (down 8), relatively low when compared to some prior years.  As the Holiday season begins, the number of active Buyers starts to slow, as expected. Eastham Market Snapshot - November 1st, 2018

Here is the November 1st snapshot of the Eastham real estate market (single family homes). We had 13 sales for October, up 3 from September. Year-to-date sales are down about 7% from last year.  Inventory levels are at 75, relatively low when compared to prior years.  I'm expecting inventories to start now to diminish as we get to the slower winter months. Here is the October 1st snapshot of the Eastham real estate market (single family homes). We had 10 sales for September, down 2 from August. Year-to-date sales continue to be down about a 3% from last year.  Inventory levels are at 77, relatively low when compared to prior years.  I'm expecting inventories to continue to improve as the fall listings continue to come on the market. Eastham 2019 Tax Information Is Now Available

I met with Belinda Eyestone, the Eastham Town Assessor. Eastham's 2019 assessment data is available now. You may have already received your tax bill - I have! She gave me the 'highlights'. A few data points...
  • The 2019 assessment information is intended to represent home values as of 1/1/2018
  • The median single family residential home assessment for 2019 is $427,400, up 3.6% from the 2018 median assessment
  • The average assessed value is $495,268 (up 3.7%)
  • There were 5,137 single family homes in Eastham as of 1/1/2018  (up 12 from 2017)
  • The total assessed value for Eastham's single family residences is $2.544 Billion (up 3.9%)
The 2018 real estate tax rate for Eastham will be $8.25/thousand (down 10 cents). The tax on the median-valued home will be $3,526.

The 2019 assessments for individual homes should be available soon on the Town of Eastham website.

#EasthamDreamHere  Here is the July 1st snapshot of the Eastham real estate market (single family homes). We had 16 sales for June, the same as May, but down one (1) from June 2017. The year-to-date is down about 9% from last year.  Inventory levels are improving and are more than 'keeping up' with the slower  sale.  I'm expecting inventories to continue to improve, but my larger hope is that summer brings more buyers.  (Click on table to enlarge it for easier reading).

This indicates a continued slower year, but improving.  Inventory levels continue to be lower than we've seen in recent years, but also improving.  I'm expecting inventories to continue to improve somewhat as summer approaches. February 1st Eastham Market Snapshot

#EasthamDreamHere  Here is the February 1st snapshot of the Eastham real estate market (single family homes). Sales for January were far above January 2017's sales. Inventory levels continue to be lower than we've seen in recent years.  I'm hoping inventories pick up such that we can have another really good year.  (Click on table to enlarge it for easier reading).

The New Tax Bill and Eastham Real Estate

Homeownership and Taxes
The tax bill passed (and signed) at the end of last year will have a significant impact on your income taxes, going forward. There's a lot to absorb, including much to do with home ownership. The full impact will depend mostly on where you maintain your primary residence, but vacation and rental properties are also affected. Here goes...
  • ·   The maximum amount of deductible mortgage interest has been decreased for new (after 12/14/17) mortgages. The amount is based on how much of a balance you have on your mortgage(s), now up to $750K (formally $1M). 'Old' mortgages will stay at the $1M cap. The mortgage cap still includes both first and second homes. Yay!
  • ·   There is a now a maximum dollar amount of State and Local Taxes (SALT) that can be deducted. That maximum is $10K. This will dramatically affect those folks who live in high tax states. Generally speaking, this includes Massachusetts. The good news is that Eastham and the Outer Cape have relatively lower local taxes.
  • ·   Capital Gains rules for the sale of your primary residence remain unchanged. This is - you get a $250K ($500K if married and filing jointly) capital gains exclusion if you sell your primary residence that you've lived in 2 of the previous 5 years.
  • ·   IRS 1031 Like-Kind Exchanges, for residential rental properties, remain unchanged.
  • ·   Most rules for rental and investment properties remain unchanged
  • ·   Home equity loan interest will no longer be deductible.
Implications for Eastham Real Estate:
It's certainly difficult to predict what the impact will be, but a few observations are in order...
  • ·  In general - most folks should see a modest reduction in their personal income taxes and,hopefully, will spend more on life and leisure (and a new home in Eastham!)
  • ·  Folks who are heavily mortgaged may be less inclined to sell and buy again with the new $750K mortgage cap (vs the current $1M cap)
  • ·  Folks who live in high tax states may actually pay more Federal income taxes and have less disposable income to purchase a second home (unless they choose to make their new property a rental property).
  • ·  There are a lot of pieces and parts to the new tax code above and beyond what I have highlighted. My expectation is that it'll take some weeks for many folks to sort out what it means to them.
