Eastham's July Sales - Improving?

Eastham's July sales are a 'tad' higher than we've seen in recent months, and marginally higher than last July. It remains to be seen as to whether this is the beginning of an upward trend, or simply a statistical bump. We had 13 sales in July, bringing the year-to-date sales to 63, down from the 77 (down 18%) we had last year at this time - the details.....
  • Total July sales were approximately $5.6M - the average home sale price was $434K. (Please note that the 13 sales ran from a minimum of $255K to a max of $905K, skewing the average well north of the median). 
  • The median sale price in July was $375K.
  • There are currently 117 active single family listings in Eastham (same as last month), with an average list price of $660K and a medium list price of $499K.
  • The average days-on-market is currently 206 days.
