Eastham's 2016 'Annual Thanksgiving Duck Race' - November 13th

Again this year, the Eastham Recreation and Beach Department is having its annual rubber duck race. This year it will be next Sunday (November 13th) at the end of First Encounter Beach, on Bee's River. Prizes will be 'awarded' to the top finishers. It's a buck a duck and they start swimming at 12:30 PM. This should be a lot of fun.

If you'd like to buy a duck (for a buck), call the Rec Department at 508-240-5974 after 10 AM on Wednesday November 9th. Ducks are assigned automatically, by the order of the calls. When all the ducks are gone, they're gone! This is a rain or shine event. You must pay on race-day and be present to win.

• The median sale price in October was $400K.
• There are currently 72 active single family home listings in Eastham, with an average list price of $707K and a median list price of $525K.
• The average days-on-market is 189 days.

2017 Eastham Assessment Information - Interesting!

I met with Belinda Eyestone, the Eastham Town Assessor. Eastham's 2017 assessment data is available now, quite a bit earlier than last year. She gave me the 'highlights'. A few data points...

• The 2017 assessment information is intended to represent home values as of 1/1/2016
• The median single family residential home assessment for 2017 is $404,800, up 3.1% from the 2016 median assessment
• The average assessed value is $467,642 (up 2.2%)
• There were 5,118 single family homes in Eastham as of 1/1/2016  (up 12 from 2015)
• The total assessed value for Eastham's single family residences is $2.393 Billion (up 2.4%)

The 2017 real estate tax rate for Eastham will be $7.90/thousand (up 6.2%). The tax on the median-valued home will be $3,198.

July Sales for Eastham - Healthy!

Eastham's July 2016 sales were pretty good, ahead of July of last year, but a tad behind last month. This year, we had 12 sales in July, down 2 from June. The details.....

• The 12 July sales totaled approximately $5.4M - the average home sale price was $451K. 
• The median sale price in July was $411K.
• There are currently 74 active single family home listings in Eastham, with an average list price of $703K and a median list price of $519K.
• The average days-on-market is 201 days.

• There are currently 73 active single family home listings in Eastham, with an average list price of $674K and a median list price of $509K.
