Eastham November Sales Continue Hot Pace
Eastham's November 2015 sales continues its healthy pace, with YTD sales already topping all of last year. This puts us on a path to a new record number of annual sales. We had 17 sales in November, The details.....
- The 17 November sales totaled approximately $8.7M - the average home sale price was $510K.
- The median sale price in November was $435K.
- There are currently 75 active single family listings in Eastham (down 16 from a month ago), with an average list price of $574K and a medium list price of $439K.

Eastham's October sales were unusually hardy. This puts us on a path to record, or near-record, sales. We had 19 sales in October, up 27% from September. The details.....

September 11, 2001 - Please Remember With Me ...
September 11th - I remember watching as the second plane hit one of the towers. It hit me that what was happening was no accident, but the end of innocence for the US. What was to happen over the next few weeks, as the death toll increased and as we understood the depth of commitment to service of the many firemen and policemen who gave their lives in search of survivors, will be impossible for me to forget.

Eastham's 2016 Tax Assessments
I met with Belinda Eyestone, the Eastham Town Assessor. Eastham's 2016 assessment data is available now, quite a bit earlier than last year. She gave me the 'highlights'. A few data points...
- The 2016 assessment information is intended to represent home values as of 1/1/2015
- The median single family residential home assessment for 2016 is $392,550, up 2.6% from the 2015 median assessment
- The average assessed value is $457,583 (up 2.7%)
- There were 5,106 single family homes in Eastham as of 1/1/2015 (up 3 from 2014)
- The total assessed value for Eastham's single family residences is $2.336 Billion (up 2.7%)
The 2016 assessments for individual homes should be available soon on the Town of Eastham website...Here. The newspaper formatted version of the assessments will no longer be available.

CodeRED - A New Eastham Service
The Town of Eastham has implemented the CodeRED system, a high-speed
emergency notification service provided by Ormond Beach, FL-based Emergency
Communications Network.
The CodeRED system will serve as the
backbone of the Town's emergency planning and communications outreach to both
citizens and Town of Eastham personnel by using the system capabilities to send
telephone calls, text messages, emails and social media in an effort to inform
residents to protect life and property. Hopefully, this system will keep us
informed about road closures during the water system installation.

Eastham's July sales continued the 'up' trend begun a few months ago. We had 9 sales in July, beating July 2014's sales by 50%. The details.....

Eastham's May sales showed a nice rebound from the slow April. It's clear that many folks who were put off by the ugly weather in February showed up in March, checkbooks in hand. We had 20 sales in May, a level we don't generally see in the Spring (the last time was in June 2012). The details.....

2015 Eastham Painters Guild Schedule
The Eastham Painters Guild is again holding their outdoor gallery and sale every week (well, almost every week) at the Eastham School House Museum. The Guild has been doing shows since 1980. The outdoor gallery and sale will be held, most weeks, on Thursdays and Fridays. Go to their website for a detailed schedule.
The Guild will finish up their season on September 12th & 13th at Eastham's Windmill Weekend on the front lawn of Town Hall.

2015 Eastham Town Meeting - Results
The Annual Eastham Town Meeting was held last night at the Nauset Regional High School. This year's 'results' were (in some cases) very interesting. Here are the results .....
- Article 7 - PASSED - Rooms Tax - to impose a tax on summer rental homes. This still requires the state legislature to approve it prior to any collection of taxes. This could affect 2016 rentals, not 2015. What I find interesting is that the Town has no plan or strategy to actually collect these new taxes. Or to assure a fair implementation.
- Article 8 - PASSED - Municipal Water - this article funded the remainder of the municipal water system. So-called Phase 1 was funded last year. The article appropriated $85M for the remainder of the system. Yay!
- Article 16 - PASSED - Private Road Plowing - approved the plowing of some private roads in Town. What roads this article authorizes will be determined this fall. There will be a set of criteria published this summer.
- Article 17 - PASSED - Hay Rd - this article accepts a portion of Hay Rd as a Town road, the segment from Gov. Prence to Deacon Paine. This article was strongly argued by both sides. The Town Selectmen announced that there, apparently, are some road ownership issues that may block the implementation of this article.
- Article 18 - FAILED - Vehicles on Beaches - the article was needed to make progress on the crazy discussions about driving 4-wheel vehicles on the Eastham portion of Nauset Spit. This has been an on-going dispute between Eastham and Orleans concerning a section of beach north of Orleans' Nauset Beach and south of Coast Guard Beach. Since this article failed, the ongoing dispute with Orleans just gets uglier.
- Article 30 - FAILED - Marijuana - the failure of this article says that the public consumption of marijuana will go unpunished. The argument from the floor was that the Commonwealth is currently developing their set of rules and the Town shouldn't attempt to pre-guess what the Commonwealth will do.

Eastham's April sales reflected the snows of January and February (and March). The number of buyers was seriously reduced by the ugly weather, particularly on weekends. We had only 5 sales in April, a level we haven't seen since April 2009. The details.....

- The median sale price in April was $470K.
- There are currently 98 active single family listings in Eastham (up from 92 on April 1st), with an average list price of $620K and a medium list price of $489K.

2015 Eastham Town Meeting - Monday May 4th
The Annual Eastham Town Meeting will be held on May 4th this year in the Nauset Regional High
School auditorium. This year the warrant has several articles that you should
find interesting. They are...
- Article
7 - Rooms Tax - to impose a tax on summer rental homes. This will require

This could affect 2016 rentals, not 2015. We've seen (and turned down) this article before. The tax would be 4%.

8 - Municipal Water - this article will fund the remainder of the

February 2015 - Eastham's Biggest February Ever!
While this January was the lowest January since at least 2002 (when I started keeping records), February was the biggest. There were 9 closings of single family homes in February, bringing the 2015 YTD sales to 10, matching 2014 sales. Hmmm. Typically, February is the slow month, but not this year. Are We About To Dodge A Weather Bullet?
The weather for the next few days looks awful, especially for the Boston metropolitan area and western Massachusetts. It appears that the Cape, and the Outer Cape in particular, will be spared the worst of the upcoming storm, which appears to be ready to dump a foot or more of fresh snow, on top of the several feet already on the ground. Ugh!

Twenty Boat - Truro's Award Winning Rum
It wasn't long before the new owners of the Truro Vineyards extended their brand with custom spiced rum. Their new rum, available as a spiced rum and as an amber rum, is called Twenty Boat, named to honor a legend of local rum-runners who outran the law during the prohibition.
Currently the Twenty Boat rums are only available at a few stores (in Eastham at the Superette) and taverns (eg the Local Break) and only ship-able to addresses in Massachusetts.

Natural Gas Moratorium on the Outer Cape - Details
By now the ugly truth that National Grid, our local natural gas company, has problems with their gas delivery infrastructure has sunk in. The company has placed a moratorium on new Outer Cape hookups, which is seriously inhibiting new construction. The National Grid has released a set of FAQs (frequently asked questions) that detail the rules by which they will grant permission for new hookups.
Clarifying Gas Sales Moratorium for Dennis to Eastham: The requirements for the moratorium are as follows:
- New residential and commercial and industrial customer gas service connections are prohibited.
- Incremental gas load on existing commercial and industrial customer gas accounts is prohibited. This includes, but is not limited to, heating, hot water, cooking and other types of loads.
- Incremental gas load on existing residential customer gas accounts is prohibited. This includes, but is not limited to, heating, hot water, cooking and other types of loads, unless it meets one of the exceptions below.
- For existing residential gas customers only, natural gas barbecues are permitted as added load.
- For existing residential gas customers only, emergency backup natural gas generators are permitted as added load, subject to application, review and approval of the Company. Please contact Kerrie Doyle at (781) 907-2201 for questions regarding the availability of service to new natural gas generators.
