March 2011 Preliminary Sales Results

The weather in January wasn't the best, particularly off-Cape, where most Eastham buyers reside. (the average closing happens 6-8 weeks after we get an accepted offer). That said, March's sales numbers rebounded from February's dismal showing. The details....

• There were 7 homes sold in Eastham in March, compared to only 2 in February
• Total sales were roughly $2.9M - the average home sale price was $421K
• The median sale price in February was $420K.

There are currently 83 active single family listings in Eastham, with an average list price of $557K and a medium price of $446K. The average days-on-market is currently 243 days.
