January's Sales Results - So, So ..

Eastham's January sales showed  a slowdown from December's stellar results. December had 21 sales, where January only had 7.  Likely, given the uncertain capital gains story, that many of January's sales were 'pulled in' to 2012. The details.....

• There were 7 homes sold in Eastham in January.
• Total January sales were approximately $3.1M - the average home sale price was $447K
• The median sale price in January was $392K.
• There are currently 102 active single family listings in Eastham (up from 96 on January 1st), with an average list price of $600K and a medium price of $447K.
• The average days-on-market is currently 269 days.
