My August 2019 newsletter is available to download. This issue has my Eastham mid-year market report, through June, 2019. Also in this newsletter is an article about a new smartphone app that will help you follow the shark activity on Cape Cod, a special study of the current housing inventory in Eastham, and a new listing.
This newsletter has been published every month for over 16 years. My goal, with this newsletter, is to provide accurate sales and market information for the Eastham housing marketplace, to add commentary and opinion (as appropriate), and to keep it interesting. New Listing - Bayside 4 Bedroom Classic Cape
EASTHAM - New Listing - This is a 4 bedroom classic Cape home on over an acre, close to the bike path, and just a short distance to the Herring Pond beach. This home has been in the family for well over 50 years and has been lovingly cared-for. Downstairs is a front-to-back living room with a wood burning fireplace, a nice kitchen and a guest bedroom. Upstairs are 3 bedrooms, including a large master. The owners recently added a brand-new screened back porch to enjoy the cool summer Bay breezes. Furniture available (w/exclusions). Dream here!

July 1st Eastham Real Estate Market Snapshot
Here is the July 1st, 2019, snapshot of the Eastham real estate market (single family homes). We had 17 sales for June, up 3 from May, and up 1 from last June, bringing the year-to-date sales number to 62, even with 2018. Inventory levels continue to improve, but both the average and median prices for the listed homes continue to be out of line with what's actually selling. Ugh!
Summer is here, finally. As is better weather. (Click on table to enlarge it for easier reading).
